WELCOME TO MANOR HOUSE FARM COTTAGES
A very warm welcome, we really want you to enjoy your stay in our lovingly restored Goods Wagon.

We bought Manor Farm in 2017, and had never lived on a farm before, nor come from farming backgrounds at all. And so our journey began, of not only converting these lovely old stone barns, but also learning from scratch about farming!
​
The Goods Wagon began as a ‘lock-down project’ for John in 2021. He spent hours and days, designing, tinkering, and building until it was eventually ready for rental. For those 4 years of development, The Goods Wagon was John’s ‘happy place’!
​
Manor Farm was originally part of the Chatsworth Estate and was sold off to the Frost family in 1959 who had farmed the land for generations. John Frost was born here, and he and his wife had 5 children, 2 of which – John & Dorothy, never married or had children and continued to run the farm after their parents died until they sold it in 2014.
​
We think the original Farmhouse dates back to around 1750 – the earliest date shown on local plans and was where The Old Farmhouse now is. Our house was built in the early 1900’s.
​
Manor House Farm Cottages has continued to grow and develop, winning awards for Accommodation of the Year in 2022. We continue to be very keen to hear of any improvements you think could be made to the cottages or site. Please don’t be afraid to ask for anything you need or advice and information about the local area. ESSENTIAL INFORMATION

Checkout Instructions:
Check out is 9.30am on your day of departure. It would be a great help to our housekeeping team to strip beds and leave dirty linen and towels in a pile. Put the dishwasher on and empty your bins upon departure.
Log-burner:
Logs, kindling, firelighters, and matches are stored in the metal box outside The Goods Wagon. Lighting instructions can be found in the ‘Appliance Instructions’ section of this manual.
Window Blinds:
The outside doors of the original Goods Wagon are your curtains. Close them from the outside and bolt yourself in with the top bolt. You can then close the glass door or leave it open for ventilation if you prefer.
Bins & Recycling: Recycling general waste, and compost bins are located by the games-room steps. Raw vegetables can be put in our compost bin.
The Gate:
A key fob for the main gate is attached to your cottage keys. The left button operates the gate. You will need the key fob when entering the site, but they will open automatically on your way out. Don’t forget the key fob when you’re on foot.
Site Rules:

NO SMOKING or VAPING is permitted in any of the cottages or the games room. Anyone found smoking in these areas will be promptly asked to leave site.

For your safety, candles and tealights are not allowed.

Please keep gates shut around the farm at all times.

Quiet after 10.00pm

The speed limit on site is 10 MPH.

Be considerate to other guest and share facilities.

For reasons of safety, security and insurance, we do not permit additional guests on site without prior agreement.

Breakages – we reserve the right to deduct payment for breakages from your breakages deposit.

USEFUL SITE INFORMATION
GOODS WAGON
Logs: A box of logs has been provided for you. Additional logs can be purchased from us. Please do not burn green wood, paper or anything else. There is a metal container outside for excess ash.
BBQ: BBQ’s are located outside each cottage. BBQ fuel can be purchased from under the games room steps and costs £4 per bag – please pay by cash or card in the games room. Please always clean the BBQ after use so that it is left as you would like to find it. You will find BBQ tools in your log box. Do try our home reared farm produce.
Hot Water: Hot water is provided by a small electric hot water cylinder. It is timed to heat the water several times a day, but be aware that you could run out and need to wait for it to re-heat if you have long showers.
SITE
Quiet: Please be quiet after 10.00PM and be considerate to our other guests in adjoining cottages. We want all of our guests to enjoy this beautiful and tranquil place.
Bins: Please use the bins that are located next to the games room steps.
Outdoor Seating: In addition to your private outdoor seating area, you will also find a shared area of courtyard seating with magnificent views. As the evening approaches this area falls into shade and you may wish to move to ‘Sunset Corner’ which can be found through the car park. If you’re looking for shade, you may like to spend some time in our woodland.
Outdoor Games: A box of outdoor games can be found in ‘Sunset Corner’, and an area of grass is kept mowed for your use in summer months.
Gates: Please keep gates shut at all times. Our land has different uses at different times of the year so please ask if you’re looking for somewhere to walk a dog, or a field to play in. The green lane straight along from the main drive is a good place to walk dogs all year round.
Games Room: Please feel free to enjoy this space. There are board games and jigsaws available. We respectfully ask that you take care when using these and place them back in the games room after use. Also, be aware there may be other guests wishing to use this space during your stay.
Laundry: Laundry facilities are available in the games room. A washing machine and tumble drier are located within the kitchen area, and washing powder/tablets can be found in a tin, in the cupboard below the sink for your use.
Paintings: You will see that we have prints available by a local artist Eileen Turner. If you wish to purchase one, please let us know and payment can be made using the card machine.
FARM PRODUCE
Honesty Shop: We have a small farm shop for your convenience. Help yourself to what you want and pay on the self-service card machine next to the freezer, or by cash before you leave. Each item is price marked.

Farm Produce: The freezer is stocked with our own selection of woodland reared pork, grass-fed lamb, and highland beef. We have convenient ready meals, and everything you need for a full breakfast or BBQ. We hope that you will enjoy our slow grown meat that have enjoyed a good life here at Manor Farm.

Local Artisan Products: We keep a small range of local artisan products all made in The Peak District and Derbyshire.
​
Logs: Additional logs can be purchased for your log burning stoves, or for use in the woodland fire-pit. Logs can be found in a box under the games-room steps, as well as extra kindling and firelighters.
​
BBQ Fuel: Bags of self-lighting BBQ fuel can be purchased from a box under the games-room steps. You have a BBQ and BBQ tools in your property.
​
Paintings: The painting by Eileen Turner (on the games-room walls) can be purchased. Please let us know if you’d like to take a painting home.
​
Take some of our farm produced meat home: Insulated ‘woolcool’ bags and icepacks can be purchased to keep our meat frozen for 6 hours on your way home. You can also order a whole or half lamb for home delivery from our www.lambbox.co.uk website.
​
Other Items: If you’re planning a celebration meal, or a more adventurous BBQ please ask if you can’t find what you’re looking for. We may have larger joints available in a separate freezer; maybe a leg of lamb, a rack or ribs, or a ham joint.

Food Ideas

Try a Full English with our own farm reared sausage, bacon, and eggs.
-
BBQ ribs (slow cook indoors for 2 hours, then smother in BBQ sauce and finish on the BBQ).

Do a slow cooked lamb casserole while you’re out walking for the day.

Don’t forget to put some lamb chops on the BBQ.
-
Ham egg & chips: Cook a small ham joint and enjoy ham, egg, and chips. Then use the rest of the cooked ham in your sandwiches the next day.

Use our own diced lamb with a jar of curry sauce; easy!

Our on-site Farm Shop - Our own on-site farm shop stocks bacon, eggs, sausages, and a variety of lamb beef and pork products including burgers for the BBQ. We also stock ready meals and pies using our own meat. We hope that you’ll enjoy our own produce with zero food miles!
